  • Listing Coordination

    • Review RLA for accuracy and completeness

    • Upload all listing documents to broker compliance system for review

    • Open pre-sale escrow with agents preferred escrow officer and order the prelim report

    • Order NHD report and review for any additional docs needed in seller disclosure package

    • Coordinate with escrow officer and seller to order HOA docs (if applicable)

    • Send introduction email to the seller

    • Order any local city or county reports (i.e. 3R Report, Water/Energy etc)

    • Prepare and send all required disclosures to seller via online disclosure system

    • Provide agent with a link to the disclosure packet once completed and utilize preferred disclosure platform used by the Agent

    • Create an MLS partial save

    • Schedule the Water/Energy Inspection and Underground Tank inspection (If Applicable)

  • Transaction Coordination

    • Send out timeline and team players email within 1 business day, cc’ing all parties involved in transaction with key dates and team players and add all key dates to agents google calendar

    • Order home warranty (if applicable)

    • Provide upfront terms to escrow

    • Follow up on EMD with escrow

    • Prepare and send out all disclosures to buyer for signature

    • Follow up and send reminders to agents for when Contingencies are due (Inspection, Loan and Appraisal)

    • Prepare and send out any Addendums, Contingency Removals, Extensions, etc. to clients for signature -- only when requested by the agent (will only send to client upon agent approval of the form)

    • Regular follow up and file audits on documents missing signatures

    • Upon removal of all contingencies will provide final terms to escrow and advise of any changes, anticipation of docs and closing

    • Request broker demand to be sent to escrow

    • Coordinate with loan officer and escrow for funding and recording status

    • Upload all documents for review

    • Provide closing link at the end of the transaction for client (upon request)
